What forms of payment will be accepted?
There will be two types of payment options.
1. There will be an automated payment system that will have a processing fee.
2. The second option would be a wire transfer.
What is the payment schedule?
You can pay monthly or quarterly.
How often can you expect an update on the project?
You’ll be sent an update on the project to your email quarterly. There will be constant updates via Facebook, Instagram and YouTube videos every week where you will have the ability to subscribe.
What documents will you receive after final payment?
You will receive a 50-year renewable indenture (equivalent to a deed). In the contract, you have a renewable lease of one percent of the total purchase price at the end of your lease. If you’re granted citizenship in those 50 years, the lease automatically becomes 99 years.
Can I invest as an LLC or an individual?
You can act as an LLC, but not as a US LLC. You can establish a Ghana LLC. A Ghana LLC requires two individuals to be listed under registered LLC. As a non-citizen, you are limited to a $500,000 threshold of purchased investment properties. There are other options beyond that which can be discussed at a later date.
Once completed and you choose to Airbnb or provide short and long-term rental options, will be manager for you?
Yes, we will provide property management. The service fee will be 15% of the total revenue received from the rental monthly.
What taxes should I expect to pay?
Ghana taxes for rent on residential property is 8%
Airbnb units, 12.5%
Will we offer furniture packages?
Yes, we will have different packages later to choose from for studios, condos, duplexes, and single-family homes that will include appliances. You’ll be able to add packages to your payment plan.
Is home and rental insurance available and how much should we expect to pay?
Yes. Rental insurance is available. An estimate depending on coverage would be about $300-$500 per year. We provide Investors with information on the provider later in the development.
Is financing available to non-Ghanaian citizens and what is the requirement if any?
Yes, you can. One of the most important questions that most people get to contend with is which mortgage provider in Ghana to choose from, and how to acquire a mortgage or home loan. We look at top mortgage providers, then provide you with a selection of the top six mortgage providers in the country. We will also provide details on some of the different types of mortgages.
The specific requirements for acquiring a mortgage from a mortgage provider in the country would differ from one mortgage bank, or lender to the next, but generally speaking, these are the items required:
A completed and signed mortgage application, form from your preferred bank and pay an amount of processing fees. That would be dictated by the bank.
A form of identification, such as passport, driver’s license or national ID. Most banks may require that you bring along a passport, sized photograph, personal reference, form, and proof of attorney.
You may also need to verify your income and employment from your employer. You may need to provide your last three salary slips that show all necessary deductions.
Copies of your individual income tax, returns or audit accounts for the last three years if you’re self-employed. As well as your business profile on your last six months of bank statements if you’re not a client at the bank. The blank we also need a credit report from recognize credit bureau.
Some additional requirements include an offer letter from the real estate developer, making a down payment, title documents to the property, copies of the site plan, and approved building plans.
Does Ghana require a visa to enter the country?
Yes, if you are investing, we advise you to do a multi entry visa. We will help facilitate the process once the time arrives.
How far is the closest grocery store from the development?
There’s a full-service grocery store 20 minutes away at the bottom of the mountain. There are many fruit and vegetable stands on the main road at the project.
What documentation is required to receive a reservation form to hold your investment?
A form of ID (driver license, passport, national ID) and one of your social media handles.
Which company is contracted to build the development?
Cedars Real Estate Developers Limited is a private, limited liability, family company formed in 2004 in Accra Ghana. Since its inception the company has been involved in selling reasonably priced parcels of land in different locations in the country to institutions, corporate entities, as well as individuals without any litigation. After some years in successful operations, the company strategically moved into real estate development, providing affordable quality and contemporary, classy housing units to corporate entities, institutions, and individuals at a low price. The company is an active member of Ghana real estate Developers’ Association.
Will the property have Wi-Fi?
Yes. Each resident will be responsible for paying for their service. Estimate around US$60 per month.
Are there any additional fees besides the 1% of the total sales price for HOA paid yearly?
There are no extra fees or taxes besides the ones I mentioned above.
What utilities will we be responsible for?
The houses, duplexes and lockouts will be off the grid. As a result, you will not be responsible for any utilities. They will have solar battery backup systems, septic tanks, and water from a bore hole with a filtration system. The condo units in the building will be grid tied, will feature some solar, but will have to pay electricity with estimates of around $30 USD to $90 USD per month.
